What we do, what it includes, and what it does not.
Every job is priced as fixed fees per stage, never as a percentage of the build cost. Each stage is invoiced on completion, on 14-day terms, excluding VAT. Where we give an early estimate it is labelled as an estimate.
1.1 · Survey and feasibility
Stage 1Survey and feasibility
Before anything is designed the unit is measured and its condition recorded. Then we test what the space can take and what the planning record will let you do with it. Most projects start blind. This stage means you start with the answers.

- Site visit and measured survey
- Condition report with photographs
- Feasibility layouts, usually two or three options
- A written note on planning risk
Not included
- Structural survey (we brief the engineer, you appoint them)
- Asbestos or drainage surveys (specialists, appointed by you)
- What you get
- PDF survey drawings, a condition report, feasibility layouts, a risk note.

- On completion of the stage.
1.2 · Planning applications
Stage 2Planning applications
We obtain and read the planning history of your building and its neighbours in full, then set a strategy and prepare the application. Where it helps, we contact the Council before submitting. The aim is a submission with the objections already answered.

- Design and access statement or planning statement as required
- Flood Risk Assessment where the site needs one
- Early Council engagement
- Submission and correspondence with the case officer
Not included
- Building Regulations approval (a separate process, scoped separately)
- Appeals (scoped separately if needed)

1.3 · Fit-out and interior design
Stage 3Fit-out and interior design
Plans, elevations, shopfront, signage and lighting for restaurants and retail units. The drawings are made for the person who has to price them and build them, so they carry the information a contractor needs and nothing that gets in the way.
